Building a custom home is a major milestone. It is a chance to design a space that reflects your lifestyle, supports your routines, and serves your family for years to come. But it is also a process that comes with many questions. Where do you start? What should you expect? How do you make sure the finished home lives up to your vision?
At Cornerstone Custom Homes, we have spent over 27 years refining a process that makes custom building feel less overwhelming and more empowering. As a leading Fargo home builder since 1998, we specialize in creating energy-efficient, fully custom homes tailored to each homeowner’s needs.
We believe that when the process is clear, the outcome is better. That is why we walk every client through a step-by-step journey that puts communication, clarity, and trust at the center. Whether this is your first time building or your third, our approach ensures that you always know what comes next and feel confident every step of the way.
This is what you can expect when you choose to build your dream home with Cornerstone Custom Homes.
Step 1: The Initial Inspiration Meeting
With Richard, 45 to 60 minutes
Everything starts with a conversation. Not a contract. Not a floor plan. Just an honest, open discussion about what you want your future home to feel like.
In this first meeting, you will sit down with Richard to talk through your vision, preferences, and goals. We want to hear about how you live today and how you want to live in your new home. What works in your current space? What frustrates you? What are your must-haves and your wish list items?
You do not need to bring blueprints or detailed specifications. You do not need to have every decision figured out. This meeting is about exploring ideas and building a shared understanding of what matters most to you. From there, we begin shaping a custom process that fits your needs.
This meeting sets the tone for everything that follows. We take detailed notes and ask thoughtful questions so we can begin mapping out a realistic path forward. It is casual, but purposeful. Creative, but strategic. And it is the first step in turning a dream into a design.
Step 2: Budget Follow-Up
With Gary, 45 to 60 minutes, scheduled 3 to 5 days later
Once we have a clear picture of your goals, our next step is to align your vision with your budget. During this meeting with Gary, we will present a ballpark estimate based on what we discussed in Step 1.
We use current market data, recent project costs, and our experience with similar builds to create a realistic pricing overview. This is not a vague guess. It is a grounded estimate that reflects actual construction costs in the Fargo area.
This meeting helps answer a critical question. Can we bring your vision to life within your target budget? If the answer is yes, we move forward with design planning. If the numbers do not match your expectations, we talk about alternatives and follow up at a future time that works better for you.
This part of the process is where many builders gloss over the details. But we take the time to walk you through how your priorities affect your budget. We talk through where your money goes and help you understand the factors that shape cost, such as home size, materials, finishes, and complexity.
By the end of this meeting, you will have the clarity to decide whether now is the right time to move forward. We do not rush. We do not pressure. We simply provide the information and guidance you need to make a decision with confidence.
Step 3: Sign the Professional Services Agreement (PSA)
Signed to begin design, typically within 1 to 2 weeks
Once we are aligned on budget and scope, we enter into a formal working agreement called the Professional Services Agreement. This document confirms that you would like to move forward with Cornerstone as your builder and allows us to begin the detailed planning process.
The agreement includes a 1 percent fee based on the estimated total project cost. This fee is not extra. It is applied to your final construction budget. It allows us to dedicate time and resources to developing your custom design, coordinating with our team, and preparing your build.
This step marks the shift from planning to production. You are not signing the final construction contract yet. Instead, you are securing your place in our schedule and confirming our partnership. This agreement also gives you access to our internal team, who will guide you through the design, selection, and proposal process.
The PSA stage is an important point of alignment. It ensures we are both invested in moving forward and allows us to work together in a focused and organized way. For our clients, it often brings a sense of excitement and momentum. Your project is now in motion, and we are building something real together.
Step 4: The Design Meeting
With Suzanne, 2 to 4 hours
This is where your vision begins to take shape on paper. During this in-depth design session with Suzanne, we will review your floor plan options, explore finishes, and start making selections.
This meeting is not about picking every detail. It is about shaping the framework of your home. You will review layout options, talk through functional needs, and make decisions on major categories like windows, doors, cabinetry, fixtures, and hardware.
Suzanne is an expert at guiding clients through the design process without overwhelming them. She understands how every choice connects to the overall budget and vision. She will offer suggestions, answer questions, and help you make decisions that fit both your style and your lifestyle.
We aim to finalize your floor plan in fewer than four revisions. That is not because we rush you. It is because we guide you through a clear process that helps you make confident choices. Every home is unique, but the structure of our design phase keeps the process smooth and focused.
By the end of this step, you will have a well-developed plan and material selections that align with your goals and budget. This becomes the foundation for your official construction proposal.
Step 5: The Contract Proposal Meeting
Once your floor plan and selections are complete, we will schedule a final meeting to present your contract proposal. This is where everything comes together.
You will receive a detailed document that includes:
- The final cost of your home
- A complete breakdown of budget categories
- Your proposed construction start and completion dates
- Payment schedule and key milestones
- Terms of the construction agreement
We will review the entire proposal with you, line by line, and answer any questions you have. This is not a quick sign-and-go meeting. It is a chance to make sure you are fully comfortable and informed before we move forward.
Once the contract is signed, your project is officially in our construction queue. We will begin pulling permits, ordering materials, and preparing your site. At this point, you can feel confident that your project is fully defined, scheduled, and ready to begin.
What Happens After the Contract is Signed
Our work does not stop when the paperwork is complete. In fact, this is where the real magic begins.
From here, we coordinate with our trusted contractors, order materials, and set timelines in motion. You will receive regular updates from our team throughout the build. You will also have opportunities to visit your site, ask questions, and stay engaged with the progress.
We do not take on more projects than we can manage. That means we are present and involved in your build from start to finish. You are never handed off to someone who does not know your name or understand your plan.
Our average build timeline ranges from six to nine months depending on the complexity of the home. During that time, we manage every detail to keep things on track, on budget, and aligned with your expectations.
We know that building a home is more than just coordinating schedules and suppliers. It is about communication, trust, and follow-through. And we take those responsibilities seriously.
Why Our Process Works
Over the past two decades, we have learned that the best homes are built when the process is just as strong as the structure. That is why we have created a framework that supports both creativity and clarity.
Our process works because it is:
- Personal. You meet directly with the people designing and building your home.
- Transparent. We explain every step so you feel informed and empowered.
- Strategic. We guide you through decisions in a logical order, so nothing feels rushed.
- Professional. We keep our promises, meet deadlines, and protect your investment.
Most importantly, it is designed to help you enjoy the journey as much as the result.
We do not believe in churning out homes as quickly as possible. We do not believe in limiting your options or pushing you toward a template. We believe in building the right home for the right client at the right time. And that takes intention.
